Cleaning in Allach and Untermenzing

Allach and Untermenzing are quiet residential areas on the north-western edge of the city. The work is almost always detached, semi-detached or terraced houses with gardens, rarely multi-party buildings. For us that means short routes inside, a private entrance and usually a parking space at the door – and therefore less lost time than in the city centre.

Cleaning a house is a different matter from cleaning a flat. There are several levels, usually two bathrooms, a larger kitchen, often a utility room and a patio door. We walk the house with you before the first visit and record in writing what belongs to the regular scope and what is done only occasionally. That way there are no misunderstandings later.

With the windows the work ends at head height: at ground level inside and out, frames and handles included, but nothing that would need a ladder above head height. We count the windows beforehand and give a time range per type – full-height units take twice as long as an ordinary casement, and that belongs before the job, not in the invoice.

How the district grew

Allach and Untermenzing were two villages on the Würm, with farms, fields and their own churches. Their old centres still stand, though surrounded by later building.

Allach also has an industrial side. In the early 20th century a large vehicle plant settled here and remains an important employer in northern Munich. Housing was built for the workforce and still shapes that part of the district.

Most of the district, though, grew as a residential area during the 20th century: detached, semi-detached and terraced houses with gardens, from various decades and with correspondingly mixed materials. There is little old, delicate fabric here.

What is different here

Floors and deep cleaning

Because the construction dates vary so much, we check the floors before the first visit. Parquet, tile, vinyl and laminate each tolerate different products and different amounts of moisture. We test in a hidden spot and choose accordingly. On timber we work barely damp, without steam.

A deep clean is not a more thorough clean but a different one: it goes to places deliberately left out of the regular scope. So we look at the house beforehand and give a time range rather than a price – how long it takes depends on how long nothing was done, and that only shows on site.

Limits and small jobs

With garden work the limit comes early, and it is often expected elsewhere: felling trees, work on the façade and winter clearing are not included. All three are regularly asked for, and for all three we would rather say no in advance than take them on by halves.

There is no minimum order value, and in Allach and Untermenzing that is no footnote. Among the terraced houses on the edge of town there are many small jobs – a stairwell with three flats, a terrace after the winter – for which elsewhere nobody turns out below a minimum sum. With us the time it takes decides, and nothing else.

Do you come regularly at the same time?

Yes. We agree a fixed cycle and a fixed time so you can plan around it. Our hours are Monday to Friday, 08:00 to 20:00.

Do we need to be at home?

Not necessarily. On the first visit we walk the house together; after that a key or a keypad code is enough, if you prefer. That is your decision.

Do you bring the cleaning products?

Yes, as standard. If you prefer your own – for a particular floor, say – we are happy to use yours. Just tell us beforehand.

What does a visit in Allach or Untermenzing cost?

By time: €25 per person and working hour, garden work €30. Plus €18 travel costs once per working day and job. A site visit with no job following costs €40. No VAT is charged, in accordance with § 19 of the German VAT Act.
