A clean office supports focused work and a professional impression. MilieuLux cleans work areas, meeting rooms, kitchens, washrooms and shared spaces to an agreed plan. Recurring appointments are scheduled so that they fit your operation.

The most common mistake in office cleaning is treating every area with the same frequency. Washrooms and kitchenettes need short intervals because they are used heavily every day. Workstations and meeting rooms tolerate longer gaps if they are not constantly reoccupied. Entrance areas, in turn, respond more to weather and visitor traffic than to headcount. Instead of one blanket frequency, we therefore build a service plan that treats areas differently.

The late-morning off-peak slot has one advantage the out-of-hours slots do not: someone from your team is there, and a query is settled in a minute rather than in a week. Against that stands the disturbance in the room – which weighs more heavily depends on your floor plan. Either way, access, key arrangements and the alarm system have to be settled beforehand; appointments founder on that more often than on the time of day.

What matters here

Which rooms are excluded

Before the first appointment we establish which areas may be entered at all. In agencies, drafts are often left out; in consultancies, client documents. Such areas are either excluded or only handled with explicit clearance. This boundary is written into the service plan so it does not have to be renegotiated at every visit.

What drives the effort

The effort depends less on floor area than on furnishing and flooring. An open-plan office with a few free-standing desks is quicker to clean than an equally large area with many private offices, filing cabinets and carpet tiles. We therefore record rooms, use, flooring and access before quoting a time range.

If something changes – more staff, a refit, an additional site – the plan is adjusted rather than quietly continued. With recurring contracts we raise this at fixed intervals, because actual needs tend to drift gradually and eventually no longer match the original agreement.

Washroom and kitchenette

Washrooms deserve particular attention here, because they are the first place anyone notices when something is not right. Alongside the obvious surfaces, that means flush buttons, door handles, light switches, soap dispensers and towel holders – the points many hands touch and that a standard routine easily skips. We work with separate equipment in these areas so that nothing travels from the washroom into the kitchenette. We restock consumables where you provide them; which products those are is for you to decide.

The kitchenette is the second area where quality shows. The coffee machine, sink, fridge handle and worktop are used every day and rarely cleaned thoroughly. We wipe the accessible surfaces and unit fronts, empty the waste and tell you when a surface would need more intensive treatment than the plan provides for. We leave whatever is inside the fridge untouched – cleaning it out is an additional service with its own appointment, for which your team empties it beforehand.

The types of flooring

Flooring drives the time required more than most people expect. Carpet tiles need regular vacuuming and do not tolerate wet mopping; design vinyl and linoleum call for the right dilution, or they turn dull or smear; sealed parquet in meeting rooms takes only a little moisture. We therefore record the flooring types at the first appointment and note which method applies where. That goes into the service plan and does not have to be explained again at every visit.

Billing and consumables

Billing follows the same principle as everywhere at MilieuLux: we charge for the working hours actually performed, not a flat rate that, in case of doubt, comes at the expense of care. If an appointment regularly runs shorter or longer than planned, we say so and adjust the plan – in both directions.

One point that is often missing from quotes: who supplies the consumables? Soap, paper towels, toilet paper and bin liners are not a large cost item, but they are a common source of misunderstandings. The usual arrangement is that you order the supplies while we restock them and flag it in good time when stocks run low. It is equally possible for us to bring them and charge according to use. What matters is that it is settled once, rather than improvised from visit to visit.

Starting with one area

For offices spread over several floors or sites, we recommend starting with one area rather than awarding everything at once. After four to six weeks it becomes clear whether the rhythm, the time slots and the effort are right. Only then is it worth extending the plan to the remaining areas. That takes a little patience at the start and saves you correcting a contract later that was based on an estimate.

What a working hour means

Billing is per person on site and per hour worked. Two people working three hours makes six working hours.

Frequently asked questions

Do you clean before or after business hours?

Yes. Cleaning times are scheduled so they do not disturb your operation – before the working day, after hours or during off-peak periods.

Are there fixed contract terms?

Recurring contracts are agreed by calendar. For larger recurring contracts, individual service plans and terms can be arranged.

Do I have to provide cleaning materials?

No. We work with high-quality professional products. If you provide suitable products yourself, we do not charge for them.

How many hours does an office of our size need?

That cannot be derived from floor area alone. What matters is the number of rooms, the furnishing, the flooring types and how many washrooms and kitchen areas there are. Give us those details and you will get a reliable time range rather than a rough guess.

How is access outside office hours arranged?

Access, the handover of keys or fobs and how any alarm system is handled are agreed in writing before the first appointment. Who holds which key is documented. We do not start a recurring contract without this being settled.

Are desks with documents cleared?

No. We do not move documents or reorganise anything. We wipe clear surfaces. If desks are to be cleaned completely, we agree fixed dates for which your team clears the surfaces.
