Empty or part-furnished

Whether the rooms are empty or still part-furnished changes the time required more than the size of the flat does. Empty rooms can be worked through in one pass; every remaining piece of furniture means shifting, waiting and covering the same ground twice. Cupboards that stay behind need attention inside and out, and only release the surface beneath them once they are emptied. So put the clearance day clearly before the cleaning day, not on the same date.

Bathroom and kitchen

In the bathroom, limescale is the real driver of time. Shower screens, taps, grout and drains need contact time that cannot be replaced with more pressure. Munich tap water is hard; over the years it builds up in layers that call for several passes with waiting time in between. An acidic cleaner, for instance from the Dr. Schnell range, only works if you actually let it work. That is why we cost bathrooms by age and condition rather than by square metres.

In the kitchen, grease occupies the place limescale holds in the bathroom. The critical spots are high up, not on the worktop: the extractor hood and its filters, the fronts of wall units above the hob, the gap between the top of the units and the ceiling. Up there, grease binds dust into a film that needs soaking time. Oven and fridge interiors are listed separately, because depending on their state either can take an hour on its own. Tell us in advance whether the fitted kitchen stays or goes.

What may stay visible

Adhesive residue is the item that blows up most quotes. Carpet glue on screed, double-sided tape behind a removed mirror, stick-on hooks on tiles, remnants of felt pads and labels on glass all behave completely differently. Some comes off with heat and a plastic scraper, some only with solvent – and not every substrate tolerates that. We test on an inconspicuous spot before working over a large area, and we say plainly when some residue will remain visible.

Cleaning is no substitute for repair work. Wall-plug holes, scratches in laminate, yellowed silicone, chipped tile edges and burn marks on a worktop are damage to the material itself and stay visible afterwards. We carry out neither repairs nor trade maintenance work, and we do not paint walls. What we do offer is an honest assessment during the walk-through: which spots will improve markedly through cleaning and which will not, so you can arrange the rest elsewhere in good time.

Photos instead of a viewing

For a reliable quote, photos help more than any description. Useful shots are the shower and bathroom from two angles, the hob area with the extractor hood, each type of flooring across its full area, one window with its frame and shutter track, plus anything you consider a problem spot yourself. A short video walk-through does the job just as well. That usually lets us judge the effort without an on-site visit, and the flat fee of €40 for a separate viewing does not arise. No VAT is charged, in accordance with § 19 of the German VAT Act.

Windows and floors

Windows are nearly always part of a handover and nearly always underestimated. The work covers the pane inside and out, the frame, the seals and above all the rebate – that is where dust and insects collect, and it is the first place people look at an inspection. Shutter tracks and window sills are quoted separately, because experience shows they take considerable time. We clean outer faces only where they can be reached safely from inside the room or from the ground.

Only once the furniture is out does the floor show its true state. Dust that has lain untouched for years sits under cupboards, carpets carry compression marks, and laminate reveals joints that were previously hidden. The method follows the material: laminate and oiled floorboards tolerate very little moisture, while tiles and vinyl take a thorough wet pass. Where something can no longer be lifted, we say so rather than masking it with products that will not hold anyway.

Power, water, access

Two practical points that genuinely derail move-out cleans: electricity and water must still be connected on the day, and access has to be arranged if you have long since moved out. No power means no vacuuming; no hot water means grease will not shift properly. Also think of the cellar, the loft, the garage and the parking space – they appear in the handover record and are almost always missing from enquiries.

How we invoice

Billing follows the hours actually worked: €25 per person and hour, plus €18 travel costs per working day and job, not per person. When handover dates are tight we prefer to deploy several people in parallel – the total number of working hours stays similar, but the job is finished in a single day. There is no minimum order value, not even for a single kitchen.
