Maintenance cleaning in Munich means keeping a building at a steady, consistent level instead of swinging between catch-up and standstill. Rather than a blanket frequency, MilieuLux works from a service plan. Every area is assigned a task, a cycle and a named responsibility. That makes it traceable over months what happens when – and what is deliberately not included.
A service plan is more than a list of tasks. For each room it records which surface is treated how, at what interval, who is responsible and which product is intended. Those four columns sound bureaucratic, but they head off exactly the argument that weighs on recurring contracts: whether an area was forgotten or was never commissioned. What is not in the plan is not agreed – and can be added at any time.
The cycle follows use, not floor area. A washroom used by forty people needs shorter intervals than one twice the size used by ten. So we ask about headcount, visitor traffic and peak times before proposing a frequency. Without those figures the two familiar mistakes appear: a cycle too tight, which costs money for nothing, or one too loose, where every visit turns into catching up.

What matters here
Visible-surface and deep cleaning
Day to day we mostly work on a visible-surface basis: whatever is used, touched and seen is done at every visit. Everything that sits deeper moves into a cycle of its own. Gaps behind radiators, skirting boards, door leaves, switch surrounds, ventilation grilles and the tops of cupboards are the surfaces that go unnoticed for years under visible-surface cleaning alone. In the plan they carry a month marker, so they come round predictably rather than only becoming obvious once they are hard work.
Separate from this is deep cleaning, which runs once or twice a year as an appointment in its own right. It is not a more intensive routine visit but a different job: coatings are stripped, floors rebuilt, edges and grout worked from the ground up. If that appointment is missing, the work quietly migrates into the routine visits. Those then take longer without the result improving. We therefore plan it in from the start.
Walk-through and contact
On a recurring contract, quality cannot be judged from a single visit, only over time. We therefore arrange a joint walk-through after four to six weeks and at fixed intervals thereafter. Three questions matter: does the cycle suit each area, is the time allowed sufficient, and are there surfaces nobody commissioned but somebody expects. Whatever comes out of that goes into the plan rather than being agreed verbally.
A named contact on your side helps, as does a fixed supervisor on ours. Otherwise feedback spreads across several channels and never reaches the person actually carrying out the visit. We also note things at the property: a dripping tap, a loose door stop, a covering lifting at the edge. Putting them right is not part of our service, reporting them is – and an early report is usually worth more than a late repair.
When someone is away
On recurring contracts, holidays and illness are not exceptions but part of the year. So that a stand-in does not start from scratch, the site folder stays on the premises: service plan, room list, access and key arrangements, notes on flooring types and sensitive surfaces. Whoever steps in reads it before walking the building for the first time. We announce a change of personnel beforehand – not as a formality, but so your team knows who is at the door.
When the use changes
The most common reason for an unsatisfying recurring contract is a pattern of use that changed while the plan stood still. Extra workstations, a repurposed room, longer opening hours, more public traffic on the ground floor: all of it shifts the workload without anyone touching the agreement. Tell us about such changes early. The plan is then adjusted – expressly downwards too, if an area is being used less than before.
Quote and cycle
For a reliable quote we need no measured survey, but we do need structure: rooms by type of use, flooring per area, the number of washroom units and basins, possible access times, the cycle you want and the question of what your own staff already handle. From that a time range per visit follows. Without those details we could only guess, and on recurring work a guess always costs one side or the other.
That leads to a calculation which surprises many: stretching the cycle saves less than expected. Travel costs fall because there are fewer working days – but the working time per visit rises, because two weeks of dirt take longer than one. The interval at which this tips depends on the building and on how many people pass through it; we work it out for yours before you switch.
The first visits
The first visits of a new recurring contract take longer than the later ones. A building previously cleaned irregularly carries a backlog that has to be worked off once before any cycle can take hold. We tell you in advance whether a one-off intensive visit up front makes more sense than four extended routine visits. Usually it does, because otherwise the backlog drags through the whole settling-in period.

What a working hour means
Billing is per person on site and per hour worked. Two people working three hours makes six working hours.

What does a service plan contain?
For each room: the surface, the task, the cycle, the responsibility and the intended product. Plus access and key arrangements, and the surfaces that are expressly not treated. The plan stays on site as a folder so a stand-in can work from it without having to ask.
How does maintenance cleaning differ from a deep clean?
Maintenance cleaning holds a standard once reached; a deep clean establishes it. In the running cycle we work mainly on visible surfaces. Stripping coatings, rebuilding floors or working grout from the ground up are separate appointments with their own time allowance. The two belong together, but not in the same visit.
What happens if the assigned cleaner is unavailable?
A stand-in takes the visit, working from the same site folder and the same access arrangement. We announce the change beforehand. If a visit is lost entirely, we reschedule rather than skip it – otherwise the backlog pushes into the following visits and makes them longer.
Can we change the cycle later on?
Yes, and that is the normal course of events. After four to six weeks it becomes clear whether the time allowed for each area fits. Changes go both ways: one area can be scheduled more often, another less. What changes is the plan – not a side remark at the end of a visit.
Is there a minimum term or a minimum order value?
MilieuLux has no minimum order value. Recurring contracts are arranged by calendar; for larger scopes, individual service plans and terms are possible. An on-site visit booked separately, without a job following from it, costs a flat €40. No VAT is charged, in accordance with § 19 of the German VAT Act.
How is billing handled if a visit takes less time?
By the hours actually worked, at €25 per person and working hour. If a visit needs less time, less appears on the invoice. Travel costs of €18 arise per working day and per job, not per person deployed.
We have in-house cleaning staff – can that work alongside you?
Yes, and it is common. The plan sets out which surfaces your staff handle and which we do. Typically daytime cleaning and immediate call-outs stay in-house, while the routine visits outside operating hours fall to us. What matters is that the boundary is in writing rather than renegotiated week by week.
