How this estimate is calculated

The calculation is a fixed formula, not a prediction. It starts with your floor area and a base value per square metre that depends on whether this is a one-off or a recurring job: regular cleaning takes less time per visit because nothing builds up. On top of that come surcharges for rooms that experience shows take above-average time – kitchens and bathrooms considerably more than a hallway.

Factors are then applied to this base value: the type of cleaning, the type of property, the level of soiling, the furnishing, the floor coverings, particular burdens such as nicotine or construction dust. Windows, floors without a lift, a lack of parking and carrying distances are added separately because they arise independently of the floor area.

The total produces a range from minus 15 to plus 18 per cent. That range is more honest than a single figure: in practice, two offices of the same size differ by exactly that order of magnitude. We round hours to the half hour because that is how we invoice.

The travel cost flat rate applies per working day, not per person. A team of three on one day therefore incurs travel costs once, not three times. If a job needs more than eight working hours at the upper end, we plan an additional working day – the flat rate then applies again, and the estimate shows this openly.

What the estimate cannot do

  • It does not know your property. A floor area of 90 square metres says nothing about whether the floor has gone four years without a deep clean, or whether you have a dog that lies in the hallway.
  • It does not know your expectations. "Clean" means something different in a medical practice than in a warehouse. Both are legitimate, both take different amounts of time.
  • It does not know the access. A courtyard without a loading zone, a building site outside the door or a lift too small for equipment noticeably change the effort involved.
  • It does not replace a site visit. For clearances, after construction work and with unusual soiling, seeing it in person is the more reliable basis. We charge €40 flat for a separate site visit.

Frequently asked questions about the estimate

Is the estimate binding?

No. It is a guide based on the information you provide and expressly not an offer in the legal sense. A figure only becomes binding once we make you a written offer after consultation or a site visit and you accept it.

Why do I see a range instead of a fixed figure?

Because a fixed figure would not be honest at this point. We do not know your property from our own inspection. The range reflects how far apart two jobs that look identical on paper can be in practice. Anyone who gives you a precise figure without a site visit will either round it up later or has calculated too tightly.

Is VAT added to the prices shown?

No VAT is charged, in accordance with § 19 of the German VAT Act. MilieuLux is a small business within the meaning of that provision: no VAT is charged on the amounts shown and none is stated separately on the invoice. The amount shown is therefore the amount you pay.

Are material costs included?

No. The estimate shows working time and travel costs. Any materials needed are itemised separately and transparently; the quantity depends on actual consumption. If you provide suitable materials yourself, no material costs arise from us – we then check whether the products suit the surface and the task.

Why are travel costs not per person?

Because we travel together. The flat rate of €18 covers the journey to the site for the entire job on one day, regardless of whether one or three people are working. If a job spans several days, it applies per working day.

Can I save or share my estimate?

Yes. All entries are in the address bar. Copy the address and the estimate reappears with the same values – for example to send it to a property manager or landlord. Personal data is deliberately not included.
