Building cleaning in Munich

At MilieuLux, building cleaning in Munich bundles several interior areas of one property into a single contract: stairwell, floor areas, washrooms and ancillary rooms all run from one shared area list, one schedule and one contact person. Instead of coordinating several providers side by side, you settle access, time windows and changes in one place. The building envelope stays outside the scope.

The umbrella term describes no method of its own, only a bundle: the same work as in the individual services, but under one list and one contract. The advantage lies not in the hourly rate but at the interfaces. One walk-through, one schedule, one invoice, one place to raise things. Whatever sits outside on the shell of the building is expressly not included.

Our walk-through ends with a numbered area list for each floor: type of use, floor covering, access route and whether there is a water supply on that level. Two details shift the time needed more than people expect — a lockable store room in the building and a lift that will take a machine. Without either, equipment travels up the stairs at every visit, and that is inside every hour billed.

What matters here

Areas and frequency

The familiar gaps are not in the areas themselves but at their edges: the glass door between stairwell and floor, the stairs down to the underground garage, the lobby outside the bin room, the transition from the entrance into the corridor. Where areas are contracted separately, nobody feels responsible for these points. In the area list each of them gets its own number, so that responsibility does not rest on habit.

Every area gets its own frequency, but we place the visits on as few working days as possible. The weekly stairwell, the monthly glass within reach and the half-yearly intensive round of the washrooms then fall on the same day. That saves no working time, but it does save journeys: travel costs arise per working day and per contract, not per area and not per person deployed.

Billing and changes

In mixed-use buildings the areas rarely belong to a single cost bearer. The stairwell is apportioned to the residents, the office floor falls to the tenant, the unit on the ground floor pays for itself. We therefore record the hours against each area number, not only against each visit. The invoice can then be split by area without anyone having to estimate a floor-area share afterwards.

Bundled contracts grow in day-to-day use, usually at the door: a side room now in use, a store that has been cleared out. We take such additions on, but with a number, a frequency and a time allowance rather than as a promise made in passing. Conversely, we say so when an area no longer needs its current frequency because hardly anyone walks through it.

What a working hour means

Billing is per person on site and per hour worked. Two people working three hours makes six working hours.

Frequently asked questions

How does building cleaning differ from maintenance cleaning?

Maintenance cleaning describes the frequency, building cleaning the scope. A building contract brings together several areas of one property that would otherwise be awarded separately; the cycle behind it is the same. Small properties with a single area are better served by an individual contract.

Can you take over a property currently split between providers?

Yes. We start with a walk-through and write up the area list before the first visit takes place. That regularly turns up two or three surfaces that were in none of the old contracts. Whether they are added is your decision – we state the time they would take.

Do you also clean the façade and the grounds?

No. Façade cleaning and façade work are not part of our offer, and neither is winter service. Outside the building we only take on light garden care of the front areas; it is billed at €30 per person and working hour and shown separately from the cleaning. No VAT is charged, in accordance with § 19 of the German VAT Act.

How is a contract covering several areas invoiced?

By hours worked at €25 per person and working hour, broken down by area number. Travel costs of €18 arise per working day and per contract – still only once when four areas are covered on the same day. There is no minimum order value.

What details do you need in order to quote?

The number of storeys, the areas and how each is used, the floor coverings per area, the number of washroom units and the possible access times. It helps to know whether a water supply and a store room exist in the building. A site visit booked on its own, without a job following, costs a flat €40.
