Household clearance in Munich
When a home is cleared out completely, there is usually a death in the family or a move into care behind it. Household clearance in Munich therefore starts for us not with clearing but with settling matters: who decides, what is secured and handed over, and by when the flat has to be returned. We view the property first and record what was agreed in writing. Nothing is disposed of that has not been discussed.
A clearance does not stop at the front door. A household also includes the cellar compartment, the loft share, a garage or parking space, sometimes an allotment hut. These secondary areas are missing from almost every first estimate and shift the time needed considerably. Unlike a partial clearance, nothing is left behind at the end: curtains, stored food, the contents of cupboards and whatever has lain untouched in the box room for decades.
Valuables and papers are rarely where you would look for them: savings books sit between the pages of books, jewellery in kitchen tins, cash in piles of linen, insurance policies and pension notices in shoeboxes. The working method follows from that: cupboard by cupboard rather than room by room. Clear a room and you work from the large furniture down to the small containers – finding exactly those four hiding places last, when the van is already half full.

What matters here
Decisions and the timetable
Before the first item is moved, there has to be someone who is allowed to decide. With several heirs this is exactly where appointments come apart: if relatives arrive on the day wanting to hold back individual pieces, the work stops while the day remains booked. So give us one contact person and mark beforehand what stays – with tape, a note, or in a room we do not enter.
The time pressure almost always comes from the tenancy agreement. The flat has to be returned on a fixed date, and until then three steps have to line up in order: clearance, cleaning, handover with a written record. We therefore plan backwards from the handover date and leave at least one working day between the last clearance day and the cleaning. Put both on the same day and you clean twice – loading brings the dust back.
Receipts and the viewing
Anyone settling a clearance on behalf of an estate has to be able to evidence the costs later, often to co-heirs. You receive the weighbridge slips and receipts from the disposal facilities together with the invoice, broken down by working day. Working time is charged at €25 per person and working hour, the journey at €18 per working day and job – not per person. No VAT is charged, in accordance with § 19 of the German VAT Act.
Here the viewing is a precondition, not an extra. We walk through every room and every secondary area once, check stair widths, the lift and where the vehicle can stand, and settle the question of keys. That is what gives us the number of working days, which we then commit to. If a job follows, the viewing is not charged; booked on its own it costs a flat €40.

What a working hour means
Billing is per person on site and per hour worked. Two people working three hours makes six working hours.

How do you make sure nothing important is thrown away?
Every cupboard and drawer is opened before anything is loaded. Legal papers, jewellery, coins, photographs and data carriers go into a marked box and are handed to you the same day. Anything unclear is set aside and we ask.
How many working days does a household clearance take?
A fully furnished two-room flat on the ground floor is often done in a single working day. Add a cellar compartment, a loft and a stairwell without a lift and it usually becomes two or three. We give the dependable figure after the viewing.
We are several heirs – what do you need from us?
One person who decides for everyone and is reachable on the day, plus a selection marked in advance of what stays in the property. We do not comment on ownership or inheritance questions. We record what was handed over and work to the agreed list.
What happens to fridges and the fitted kitchen?
Fridges and freezers are transported upright and handed in separately. Free-standing kitchen units we dismantle. Where the kitchen is fixed to the wall or to plumbing, our work stops there: removing it belongs to a specialist firm, and we do not carry out trade maintenance work.
Is the flat ready for handover afterwards?
It is empty and broom-clean. For the handover to the property manager a separate cleaning pass follows, covering windows, bathroom, floors and the insides of built-in cupboards, which we schedule as its own appointment. Filling wall plugs or painting is not part of it.
