Vacant property cleaning in Munich

Rooms nobody enters for months do not get cleaner – they get dirty in a different way: dust settles evenly on every horizontal surface, water traps dry out, the air goes stale. Vacant property cleaning in Munich is therefore not about scrubbing away heavy use, but about restoring a state that time alone has changed. MilieuLux does this for empty flats and commercial units before a viewing, a new letting or a handover.

What drives the time here is not use but standing time. After four weeks a damp-cloth pass is enough; after six months the dust has bonded onto radiator fins, the top edges of doors, shutter boxes and the recesses around meter and fuse cabinets. If building work has been going on in the block, fine mineral dust is in the unit as well, and the first wipe spreads it rather than lifting it. So tell us how long the unit has stood empty and whether there has been work in the building.

The stale smell that people notice in the first few seconds rarely comes from the rooms themselves. Dried-out water traps are usually the cause: the seal water in the traps of basins, showers, floor drains and washing-machine connections evaporates after a few weeks, and the drain vents freely into the room. We refill every trap and cross-ventilate. If the smell persists afterwards, the cause lies elsewhere – we will tell you so rather than carry on cleaning against it.

What matters here

Light before shine

Before a viewing, light matters more than shine. After months the shutters are often down; dust collects in the guide rails and in the box, then falls onto the sill and the floor the first time they are raised. So we raise the shutter before cleaning the floor and work from top to bottom: rail, sill, pane, then the surface below. Dead insects on the inner sill are the first thing a prospective tenant notices.

Managers and commercial units

Where a property manager places the job, we settle four points in advance: who hands over the key and who it goes back to, whether the unit will really be cleared on the day, who signs off the work and which address the invoice goes to. Where several empty units sit in the same building we try to put them on one working day – travel costs of €18 apply per working day and job, not per person and not per flat. No VAT is charged, in accordance with § 19 of the German VAT Act.

Empty commercial units bring their own issues. In retail spaces, lighter patches show in the flooring where shelving and counters stood; cleaning evens them out but rarely removes them entirely. In office floors it is open cable outlets, floor boxes and the upper faces of suspended ceiling panels, where a closed layer of dust builds up over the months. During scoping we say which of these will improve noticeably and which show damage to the material itself.

What a working hour means

Billing is per person on site and per hour worked. Two people working three hours makes six working hours.

Frequently asked questions

How does this differ from a move-out clean?

A move-out clean works against traces of use: grease, limescale, adhesive residue. Here the focus is the standing time – settled dust, dried-out drains, shutter boxes. If the unit fell empty straight after a move-out, we combine both in one appointment.

Is one appointment shortly before the viewing enough?

For a short vacancy, yes. If it runs over months with several viewings ahead, a brief visit every four to six weeks makes more sense: refill traps, ventilate, take the dust off visible surfaces. That keeps the unit presentable throughout.

How do you get into the empty unit?

Via a key from the property manager, from a key safe or from someone you trust. Who holds it when and where it goes back is put in writing beforehand. Appointments run Monday to Friday from 08:00 to 20:00; reach us on +49 160 4094324.

What does vacant property cleaning cost?

By the work involved: €25 per person and working hour, plus €18 per working day and job. How many hours are needed depends on how long the unit has stood empty, the number of windows, the bathroom and the flooring. There is no minimum order value. A viewing without a follow-on job carries a flat fee of €40.

Do you also work outside the city of Munich?

No. We work exclusively within the city of Munich, including for managers whose portfolio extends beyond it. We would rather say so upfront than on the day.
