What characterises these houses is not one floor covering but four on a single storey: limestone in the hall, herringbone parquet in the drawing room, tiles in the kitchen, terrazzo in the basement. How the district grew
Bogenhausen sits on the high bank of the Isar, and that is exactly what made it attractive: towards the end of the 19th century a villa quarter grew here for people who wanted space and a view. Those houses still stand around the Herzogpark and along Prinzregentenstraße.
A second Bogenhausen arrived much later. From the 1960s the Arabellapark grew into something quite different: towers, office floors, hotels, underground car parks — concrete and glass instead of stucco and garden.
Both belong to the same district and ask for opposite things. On one side old villas with parquet and timber windows; on the other office floors with carpet tiles and lifts.

Conservatories and glazed verandas come on top. Sensible planning only becomes possible once the number of sashes and the construction type are known – two photos per room are usually enough.
Herzogpark and the streets on the high bank of the Isar lie beneath mature trees. That creates an annual rhythm which more densely built districts do not share: pollen dust in late spring on terrace doors and glass roofs, then leaves and persistent damp on north-facing sides from October. Two window appointments a year, after flowering and after leaf fall, match the need here better than a rigid quarterly cycle.
Practices and occupied villas
Practices in this district fall into two groups: on the ground floor of converted houses with their own side entrance, and in the office storeys around Arabellapark. Both require appointments after consulting hours, separate cloths for treatment rooms, waiting area and washrooms, and a route that works without entering the private rooms above. Surface disinfection is carried out to your hygiene plan; specialist disinfection requiring its own qualification is not included.
In occupied villas the crucial agreement is not what gets cleaned but what stays untouched: framed collections, display cabinets, instruments, open bookcases. Hand-knotted rugs are vacuumed but not wet-extracted while the fibre remains unverified. These exceptions are written into the job so they need not be asked about again at every visit.
Access and the working day
Access is the commonest reason for lost time in this district, and not because of the distance but because of the gate: if the code is not in the job sheet, the vehicle waits in a residential street where nobody is meant to stand for long. So we settle access and parking before the visit, not in front of it.
Bogenhausen does not end at Herzogpark. To the north-east follow Englschalking, Denning, Daglfing and Johanneskirchen – terraced houses, estate housing and gardens instead of town villas, with short distances between addresses. Anyone having several units looked after there is well advised to place them on one working day, because the travel flat rate arises per working day and job, not per address visited.

Do you also clean the upper-floor windows of a town villa?
From the inside yes, on every floor. Outside we work from the ground or from a secure standing surface. Anything above that we decline before the appointment rather than improvise. We do not offer rope access or façade cleaning.
How do you get onto a property with a closed gate?
Before the appointment you tell us how it opens: gate code, intercom, key or someone on site. For recurring contracts we record the arrangement in writing, including who holds the key and where it is kept between visits.
What does an appointment in Bogenhausen cost?
Billing follows time on site, not floor area: €25 per person and working hour. Added to that is €18 per working day and job, regardless of how many people attend. There is no minimum order value. A separately booked viewing without a follow-up job costs €40. No VAT is charged, in accordance with § 19 of the German VAT Act.
Can a practice and a flat in the same building be cleaned on the same day?
Yes, and in old Bogenhausen it is common, because practice and home often share the same building. The two areas are handled with separate equipment and billed separately. Travel costs arise only once for the working day if both are covered by one job.
Do you also come to Englschalking, Daglfing or Oberföhring?
Yes, the whole of district 13 is covered, from Steinhausen to Johanneskirchen. We do not work beyond the Munich city boundary. Appointments are possible Monday to Friday between 08:00 and 20:00.
