For planning purposes district 21 falls into two halves. Around Pasing station there are apartment blocks; to the west and north lie Obermenzing and the Pasing villa colonies with detached houses on their own plots. In a house it is the staircase that drives the time needed, not the living area. A flight with open risers and a balustrade of individual spindles takes many times longer than a closed string with a continuous handrail. We work from top to bottom, change the water on each floor and carry equipment and buckets up only once. How the district grew
Pasing was an independent town with its own town hall and station until 1938 — and it shows. Around the station there is a genuine centre with shops, medical practices and law firms, of a kind usually found only in city centres.
Obermenzing next door is quieter. A villa colony with large plots grew there around 1900; at its western edge stands Blutenburg, a late medieval castle.
Two building worlds, then: dense commercial buildings and apartment blocks by the station, detached houses with gardens further west. Parking is tight at the station and rarely an issue in Obermenzing.

What is different here
Trees, pollen, green film
The mature gardens in Obermenzing and in the colonies carry large limes, birches and pines. What falls from them onto conservatory glazing is pollen in spring and honeydew in summer — a sticky film that dry wiping merely spreads. It is soaked, given dwell time and then squeegeed off. On windows with glazing bars we count sashes and panes, because the frame work decides the effort, not the area of glass.
Some of the plots lie close to the river Würm and in the shade of old trees. North-facing terraces, plinth areas and glass surfaces green over noticeably faster there than in drier locations. We clean terrace slabs with water, brush and a suitable product, testing first on a concealed spot. On jointed slabs we use no high pressure: it washes the joints out and the problem returns larger the following spring.
Order of work and parking
Many households here ask for cleaning and light garden care together, and the order is not arbitrary: hedge, lawn and beds first, windows and interiors afterwards. The other way round, trimming the hedge carries clipping dust onto freshly cleaned panes, and the morning was wasted.
What costs time is not the drive but the carrying at the end: machine, water and ladder from the vehicle to the door. So we ask in advance whether we may stand on the property. In the villa colonies that is not a question; by the station it decides a quarter of an hour per visit.
Tracks and the deep clean
The running tracks of floor-to-ceiling sliding and terrace doors are regularly overlooked. Fine grit carried in from the garden path collects there until the rollers begin to stick. We vacuum the tracks with a narrow nozzle and wipe the closing seals afterwards. The same applies to insect screens and to the lower edge of roller-shutter guides, as far as they are accessible without dismantling — we neither remove nor repair anything.
The older houses in the district are being modernised steadily, one bathroom and one floor at a time. For the deep clean afterwards one rule holds: it only pays off once the last tradesperson has left. Sanding dust keeps settling for days, and cleaning between two trades means paying for the same pass twice. What makes sense is one appointment at the end, focused on radiator recesses, door and window rebates and the top edges of frames.

How many hours does a house over three floors take?
That depends on the staircase, the number of windows and the mix of floor coverings, not on the living area. Tell us the floors, how many bathrooms there are, what kind of staircase you have and whether a conservatory is included. From that we can give a reliable time range for the working day.
Do you also clean the roof glazing of a conservatory?
From the terrace with a telescopic pole and step ladder, yes, as far as the surface is safely within reach. We do not walk on roofs and do not work at heights requiring fall protection. Anything beyond that reach we point out on site rather than quietly skipping it.
Can window cleaning and garden work happen on the same day?
Yes, and that is usually the cheaper option. The hourly rates stay separate, but the travel flat rate of €18 applies once per working day and job instead of at two appointments. No VAT is charged, in accordance with § 19 of the German VAT Act.
Moss is growing on the plinth and façade on the north side. Do you handle that?
Not the façade — façade cleaning is not part of what we offer. Terrace slabs, garden paths and the glass surfaces at ground level we do clean. We settle where the line runs before the appointment, so that nothing appears in the quote that we do not carry out.
Our terraced row has no driveway of its own. Is that still possible?
Yes. We just need to know in advance, so that water and equipment are packed accordingly and the walk from the nearest stopping place is factored in. Near the station we prefer early slots, before the streets fill up with parked cars.
