Special cleaning in Munich
Some cleaning jobs fit no standard line item. They come up once, the surface is unusual, or nobody knows in advance whether the desired result can be reached at all. MilieuLux takes on such enquiries, but assesses them first. After that we either accept and give a time frame, or we decline and say why.
Special cleaning in Munich is not a technique of its own here; it is a way of accepting work. A job falls into this category as soon as we have no comparable case from which the time required could be derived. For flats and offices there are known benchmarks. For a nicotine layer built up over many years, a film of soot above a fireplace or oil streaks on unsealed workshop concrete there are none. So every enquiry starts with an assessment rather than a price.
That assessment follows four questions. First: is the task cleaning at all, or does it call for repair work that a trade business has to carry out? Second: does it require a licence or qualification we do not hold? Third: will the surface survive the method the soiling would demand? Fourth: who is entitled to decide on a visible change to the surface – tenant, owner or building management? If any answer comes out negative, we say so before the appointment, not after it.

What matters here
Details and test patch
A single photograph of the area is not enough for this. What helps: the material of the surface including any coating, how long the soiling has been there, how large the affected area is, and above all what has already been tried on the spot. Earlier attempts with the wrong product are the most common reason why nothing can be salvaged later: an acidic descaler permanently dulls natural stone, and chlorine bleach lightens grout while attacking the surrounding material.
If the effort still cannot be estimated reliably, we start with a test patch. We treat half a square metre in an inconspicuous spot, time it and scale up. That one hour is charged and gives us something solid to work from. We then agree an hour budget with a fixed review point: once it is reached we stop and decide together whether to carry on. The time worked is invoiced at €25 per person and hour, plus €18 per working day and job.
When we decline
There are three reasons we decline. The first is a missing licence: an infestation belongs with a licensed specialist firm, as does anything suspected of containing asbestos, and specialist medical disinfection requires a qualification we do not hold. The second is an unresolved cause: mould returns as long as the source of moisture remains – from roughly half a square metre of growth we advise having it assessed by a specialist. The third is a surface already damaged; there, cleaning changes nothing.

What a working hour means
Billing is per person on site and per hour worked. Two people working three hours makes six working hours.

Frequently asked questions
What separates a special clean from a deep clean?
With a deep clean the method is settled and only the scope is open. With a special clean it is the other way round: the method itself is the question. Which product will lift this soiling without attacking the surface? That is why an assessment comes first, and why the result is only clear once a test patch has been done.
Why do you not quote a fixed price?
Because a fixed price for soiling nobody has yet identified is either padded to be safe or impossible to hold on the day. Instead we name an hour budget with an agreed point at which we look at the interim result together. Only the hours actually worked are invoiced.
Will the surface look like new afterwards?
Often not entirely, and we say so beforehand. Nicotine and tar films wash off, but on absorbent plaster a yellowish shadow remains that only a sealing coat of paint will cover – and that is a decorator’s job. Oil soaks into unsealed concrete and leaves a dark patch. Films of soot we remove dry, because wiping them wet smears them across the wall.
What happens if the soiling will not come off?
Then we stop at the agreed budget rather than pouring in more hours. You pay for the time worked and get an assessment of what would be needed instead – repainting, a new floor covering, or a specialist firm with different equipment. We do not keep going on the off-chance.
Should we try something ourselves first?
Better not. Abrasives, chlorine bleach and acidic cleaners cause damage to delicate finishes that no later cleaning can undo, and some products actually fix the soiling in place. If something has already been tried, please tell us which product – it changes the method we choose.
