Cleaning in Schwanthalerhöhe
Schwanthalerhöhe is Munich’s smallest district and the one with the sharpest contrast in the smallest space. Old Westend has dense apartment houses from around 1900, often without lifts and with narrow courtyards behind. A few hundred metres away, on Theresienhöhe, lies a quarter from recent decades with lifts, underground parking and large glazed areas. The two call for different working methods.
In the old Westend many households live on little ground, and the stairs are used accordingly. The catch is the change of covering half way up: a single bucket for both leaves streaks on the stone and a grey film on the wood. So we work with separate products and separate cloths – one bucket more, and it saves the second pass.
The handrail is the most frequently touched surface in the building, and it never looks dirty – which is why it is fixed in the scope rather than left to judgement. Bicycles, prams and shoe racks in the hallway we do not move; we clean around them and tell you when something is permanently in the way.
How the district grew
Westend grew towards the end of the 19th century as a workers’ quarter. Whole streets went up in a short time: closed blocks, many small flats, little ornament on the façades. People who worked in the factories and workshops nearby lived here.
Next door, on Theresienhöhe, stood the trade fair grounds for decades. When the fair moved to Riem at the end of the 1990s, the land was freed up — and rebuilt with flats, offices and a park. An exhibition site became a quarter.
So in district 8 two building periods sit directly side by side. On one side, period stock with timber stairs, box windows and cellar compartments; on the other, new build with lifts, underground parking and floor-to-ceiling glazing. For cleaning, those are two different jobs.

What is different here
Timber floors and box windows
Flats in the period stock often still have board floors or old parquet. Neither tolerates standing water: it wicks up through the joints, the timber swells, the edges lift. We work barely damp with a well-wrung pad, without steam and without harsh products, and check first in a hidden spot how the floor has been treated.
Box windows take more time than most people allow – not because of the number of panes but because of the cavity, which has to be opened, vacuumed and wiped dry. On the courtyard side one pass is usually enough; towards the street a film of traffic grime calls for a second. We count the windows beforehand and give you a time range per window type rather than a flat figure.
New build, and one day
On the Theresienhöhe the time comes not from delicate material but from the area. That makes the work easier to plan, but no shorter. If we may use the underground car park, the visit gets noticeably shorter, because the carrying falls away.
Where the stairwell and a flat or office share a building, we put them on one day. Travel costs then arise only once – €18 per working day and job, not per party and not per person. No VAT is charged, in accordance with § 19 of the German VAT Act.

Do you also clean on the fourth floor without a lift?
Yes. Our kit is made to be carried – buckets, pads and a compact vacuum rather than machines that need a lift. The carry route is planned in.
How often should a stairwell be cleaned?
It depends on the number of parties and whether a practice or shop is in the building. In the dense Westend houses a weekly cycle is usual; with few parties, fortnightly is often enough. We take a look and tell you what we think makes sense.
Can we get an appointment during Oktoberfest?
Yes, though we agree it more carefully in advance. During those two weeks the district is far busier and the journey takes longer than usual.
What does a visit in Westend cost?
By time: €25 per person and working hour, plus €18 travel costs once per working day and job. A site visit with no job following costs €40. There is no minimum order value.
