Cleaning in Thalkirchen, Obersendling, Forstenried, Fürstenried and Solln
District 19 carries five names, and that is no accident: they were once five separate places that grew very differently. Obersendling has converted industrial buildings with offices, Solln has villas with gardens, Fürstenried has 1960s apartment schemes, and Thalkirchen lies on the Isar with the zoo and open space. Anyone needing cleaning here should say which part.
Because the district is so large and varied, we establish before the first visit which part we are working in. An office in Obersendling and a house in Solln have little in common beyond the postcode – the time needed, the materials and the access differ completely.
One limit applies in these offices whatever the floor area: we clear no desk. Whatever has paper on it stays as it is, and nothing is stacked up to wipe underneath. That is not convenience but the point where cleaning stops and someone else's order begins.
How the district grew
Thalkirchen lies down by the Isar and was long a place for day trips. Hellabrunn Zoo and the water meadows still shape it; building here has been comparatively sparse and loose.
Obersendling is the industrial part. For decades thousands of people worked in large factories here. As production declined, the sites were converted: works halls and administrative buildings became offices, flats and commercial units. You can see the conversion in the buildings – tall rooms, large windows, wide corridors.
Forstenried and Fürstenried were built up with apartment schemes on a large scale in the 1960s, when Munich needed housing. Solln, by contrast, stayed what it had been since the early 20th century: a quiet villa suburb with large plots and mature trees.

What is different here
The same scope every time
In the housing schemes of Forstenried and Fürstenried the value lies not in the thoroughness of a single visit but in every visit looking the same. So we put the scope in writing before the first one and work to it. Anything we notice that is not part of the job we report – we do not extend it on our own account.
In Solln it is usually a whole house rather than a single floor. On wood we check the covering beforehand in a concealed spot and work damp-wiped; on old parquet the wrong product still shows years later. With the windows the work ends at the sill: at ground level outside and in, above only from inside. We do no work at height.
Trees and distances
Solln has the mature tree stock that explains where this offer stops: established chestnuts or limes standing over a house are work for a specialist firm with rope access, not for a cleaning company with a ladder. What they drop in autumn we are glad to clear. The tree itself we leave alone.
District 19 consists of five localities with little in common beyond the district number: Obersendling is commercial, Solln is a villa quarter, Thalkirchen sits on the Isar. A drive from one end to the other takes longer than some journeys into a neighbouring district. So we plan by locality, not by district number.

Do you clean offices in converted industrial buildings?
Yes, in Obersendling that is the norm. The rooms are tall and the areas large, but the floors are hard-wearing – that makes the work easy to plan. We come after hours.
The district is huge. Do you come to all of it?
Yes, to all five areas. Because the distances are long, with two addresses we tell you in advance whether both fit into one day – travel costs then arise only once.
Can you take on house and garden together?
Yes. Light garden work – lawn, hedge, leaves, beds – we do after the cleaning. Tree felling, façade work and snow clearing are not included.
What does a visit in district 19 cost?
By time: €25 per person and working hour, garden work €30. Plus €18 travel costs once per working day and job. A site visit with no job following costs €40. No VAT is charged, in accordance with § 19 of the German VAT Act.
