Cleaning in Untergiesing and Harlaching

District 18 is split by a slope, and almost everything changes across it. Below, in Untergiesing, dense apartment houses stand close to the Isar, often without lifts and with tight parking. Above, in Harlaching, there are detached houses with gardens, medical practices and clinics, and quiet streets with mature trees. Each side has its own requirements.

In Untergiesing the rules of the old stock apply, and the hardest of them concerns water. A board that has once swollen does not go back: the grain has lifted, the edge stays proud, and the floor is rougher there for good. That is the reason behind everything else – not caution, but irreversibility.

With the windows in Untergiesing there is a factor you only notice once you work there: the river. On the Isar side the glass stands in damp air more often, and what settles on it differs from the traffic film facing the street. Together with the build of a box window – two sashes one behind the other, a cavity between – what looks like two panes turns out to be four faces plus a void. We look at the windows beforehand and say what to expect.

How the district grew

Untergiesing lies down by the river and was long a modest residential quarter. Being close to the Isar used to be a risk rather than an advantage — the river regularly burst its banks until it was straightened and embanked in the 19th century. After that, building was dense: apartment houses of four to five storeys, small flats, narrow courtyards.

Harlaching, up on the edge of the slope, developed quite differently. In the early 20th century a villa quarter grew there with large plots and plenty of greenery, along with clinics that valued the quiet setting and the air.

The slope between the two is still the dividing line, and it is not a grown boundary but a geological one: the old bank of the Isar. It is the reason building below was dense and tight and above was spacious and quiet — two quarters in one district that never grew together.

What is different here

Practice and house

Many practices in Harlaching occupy converted villas, and that changes the routine: rooms sit on two levels, the waiting room was once a living room, and a staircase separates reception from the treatment rooms. We plan the route beforehand so we do not walk it twice, and we finish before consulting hours begin. We enter treatment rooms only when the team clears them. We do not offer specialist medical disinfection – we lack the qualification.

Up on the higher ground the job is usually a whole house, not a single floor. Harlaching typically means two or three levels, a lower ground floor with a utility room, and wide doors onto the terrace. On the first visit we walk it together and write down what happens every time and what happens twice a year – otherwise the scope grows unnoticed.

Head height and the slope

With windows the work ends at head height, and in Harlaching that happens more often than elsewhere: the villas on the slope have tall ground floors, so a first-floor window here sits higher than a second-floor one elsewhere. At ground level we clean inside and out; above that we decline in advance rather than discovering it at the appointment.

The slope between Untergiesing and Harlaching costs time that appears on no floor plan: two addresses side by side on the map can be forty metres of height and a single connecting stairway apart. For two appointments in one day we therefore plan from the top down – downhill with a full trolley, not uphill.

Can you be at the practice before consulting hours?

Yes, and for practices that is the norm. We agree a fixed early slot so you can rely on it. Our hours run Monday to Friday from 08:00.

How do you treat old board floors?

Only barely damp, with a well-wrung pad, without steam and without alkaline products. First we test in a hidden spot whether the floor is oiled, waxed or sealed. Loose boards we report in writing – repairing them is not ours to do.

Do you also do the garden in Harlaching?

Light garden work, yes: lawn, hedge, leaves, beds. Tree felling, façade work and snow clearing are not included. Garden work is billed separately – €30 per person and working hour. No VAT is charged, in accordance with § 19 of the German VAT Act.

What does a visit in district 18 cost?

By time: €25 per person and working hour, plus €18 travel costs once per working day and job. A site visit with no job following costs €40. There is no minimum order value.
