Post-construction cleaning in Munich
After construction or renovation work, fine dust and coarse dirt are usually left behind. We assess access, safety and residues and plan the appropriate coarse or fine clean. Hazardous substances and construction areas that have not been released are excluded.
Post-construction cleaning in Munich separates two work stages that quotes often merge into a single line. The coarse clean collects loose material, offcuts, empty containers and lumps of mortar and makes the areas walkable. The fine clean comes later and works through rebates, joints, frames and every reachable edge one by one. Order only one stage and expect the result of the other, and you get either a walkable area or a handover-ready one – not both.
Plaster and filler dust behaves differently from household dust. After sanding, the particles stay airborne for hours and settle only gradually. Wipe down immediately after the last sanding pass and you will find a grey film on every horizontal surface again the next morning. We therefore work strictly from top to bottom, leave floors until last, and schedule a second, shorter pass the following day on larger sites.

What matters here
The right moment
The most expensive mistake is cleaning too early. As soon as defects are rectified afterwards, skirting boards refitted or fittings mounted, dust and drilling swarf appear again – and the same area gets paid for twice. So we do not ask for your preferred date but for the day the last trade leaves the site. We place the job between that day and the handover.
Clearance, power and water
We only enter sections the site management has expressly released. Released means: work there is finished, nothing is being done above our heads, and the section is sealed off against fresh material being brought in. Who grants that release and which floors it covers is recorded in writing before the first working day. Without a named contact on site, we do not start.
A building site has to meet certain conditions for cleaning work itself. We need lighting, a socket that can carry an industrial vacuum, a water connection with somewhere to drain, plus secured stairs, handrails and closed shafts. Without power there is no vacuuming; without water there is no wet cleaning. Both are settled beforehand, not on the day. Safety boots, gloves and dust protection are brought by our staff.
Cleaning is not disposal
Cleaning is not disposal, and that line is sharper than most people expect. Offcuts, pallets, film remnants and surplus materials are not dirt but leftover building material – they belong in the project skip, not in our van. Putting both into a single line of a quote merges two trades that are costed separately.
Film, adhesive and glass
The biggest driver of time is rarely the surfaces; it is adhesive residue. Protective film on window profiles, door frames and shower screens is designed to last a few weeks. Leave it behind glass for a summer and the adhesive cross-links, after which it can only be taken off strip by strip with solvent and a plastic blade. The same goes for forgotten masking tape and labels on sanitary ware. Tell us in advance how long the film has been on – several working hours can hang on it.
With glass, the type of glazing decides the method. Cement, render and mortar splashes can be soaked and taken off ordinary float glass with a blade. Coated panes – solar control glass and certain functional glazing – will not take it: the coating sits on the surface and answers every blade stroke with marks that cannot be polished out. If we have no information on the glazing, we work without a blade and allow more time.
Floors after the build
After construction, floors need more than one mopping pass. Screed and concrete dust binds with water and leaves a haze if the water is changed too rarely; we therefore change water often instead of increasing the dose. Cement haze on tiles calls for an acidic product that attacks natural stone and young grout – that gets tested in an inconspicuous spot first. Newly laid parquet, oiled boards and fresh silicone joints stay dry until the manufacturer’s waiting period has passed.
What we need to know
Square metres alone are not enough for a reliable time estimate. What helps: the construction stage and the date of the last trade, floor area per storey, the number of windows, doors and sanitary fittings, floor types with their laying dates, whether protective film is still on, whether power and water are connected, and whether a lift is available. With those details we quote a time range. Without them we quote none – not even a rough one.

What a working hour means
Billing is per person on site and per hour worked. Two people working three hours makes six working hours.

Frequently asked questions
When should the final construction clean be scheduled?
After the last dust-producing trade and after defects have been rectified, one to two days before handover. If skirting boards, fittings or silicone joints are still being reworked, we would rather move the date than clean twice. Give us the planned handover day and the day the trades finish – the window follows from those two.
What is the difference between a coarse and a fine clean?
The coarse clean removes loose material and heavy soiling and also makes sense between two trades. The fine clean is the last step before handover and goes through rebates, frames, fittings, radiators and sanitary ware item by item. Both are planned and invoiced separately because they take very different amounts of time.
Do you also dispose of construction waste?
No. We collect loose material and take it to a collection point on the site that you specify. Skips, waste separation and haulage are for the client to arrange. If nothing has been agreed, the material stays where it is on the day and the affected area cannot be finished.
What does post-construction cleaning cost?
We charge by time: €25 per person and working hour, plus €18 travel costs per working day and job – not per person. A separately booked site visit costs a flat €40. No VAT is charged, in accordance with § 19 of the German VAT Act. How many hours are needed depends on the construction stage, the residues and the number of windows, not on floor area alone.
Do you clean while other trades are still working?
Only in completed and released sections. A fine clean is pointless alongside sanding, drilling or installation work in the same room, and we do not work underneath overhead activity for safety reasons. On multi-storey sites this staggers well: we clean floor by floor as site management releases each area.
Do power and water have to be available on site?
Yes. Industrial vacuums need a socket that can carry them, and wet cleaning needs water and somewhere to drain it. If either is missing, only part of the work can be done and the rest has to follow on a second working day – with travel costs again. Please settle this before confirming a date.
How does this differ from renovation cleaning?
Renovation cleaning takes place in occupied or furnished rooms after painting and flooring work, where much of the time goes into covering, moving and working around existing contents. Post-construction cleaning happens in empty rooms, but deals with fine dust, mortar residue and adhesive remains that occupied homes simply do not have.
Which products do you use after construction work?
With professional cleaning supplies such as deep cleaners and cement haze removers, of the kind Dr. Schnell among others carries. The substrate decides which product is used: acidic ones stay away from natural stone and young grout, solvent-based ones away from sensitive plastic profiles. When in doubt we test in an inconspicuous spot.
