Cleaning in Neuhausen-Nymphenburg
Cleaning in Neuhausen-Nymphenburg usually means period property. The core of the district consists of closed perimeter blocks from the Gründerzeit era: several entrances per address, rear buildings behind the courtyard passage, four to five storeys without a lift. MilieuLux mainly works here on a fixed schedule for property managers and owners’ associations, and in flats between Rotkreuzplatz, Gern and the palace park.
Whoever puts out a stairwell in district 9 rarely puts out just one – a single street number often carries several entrances, each with its own number of storeys. So we record each one separately: number of steps, covering, condition of the handrail, and whether it is reached from the street or only through the courtyard. One figure for "the building" does not hold here.
Limestone-based coverings do not tolerate acidic cleaners; used all the same, they leave dull patches that no later visit will wipe away. Because the front building and the rear building under one street number can be laid differently, we fix the product per entrance before the first visit – not per building.
How the district grew
The district carries two names because it is made of two very different halves. Nymphenburg was the summer residence of the Bavarian electors and kings — the palace, the canal and the park still set the tone. Neuhausen, by contrast, was a village that the growing city caught up with in the 19th century.
Around Rotkreuzplatz, closed Gründerzeit blocks went up, tall and stuccoed. Towards the palace things get quieter: villas, terraced houses and garden apartment schemes, many from the 1920s and 1930s.
In practice: dense period stock in the east, loose building in the west. In terms of access, parking and stairwells, those are worlds apart.

What is different here
Windows and the courtyard
In this form of construction, stairwell windows sit on the half-landing, often as box windows with two sets of casements and in places with coloured ornamental glass. Dust gathers between the two layers where a closed window cannot reach it, so opening and cleaning both sides is planned as a separate appointment. Outside we work only from a secure footing – façade cleaning and work at height are not part of what we offer.
With closed perimeter blocks, the inner courtyard is part of daily life in the building. Everything passes through the carriage entrance: bicycles, prams, the bin area, deliveries. We sweep the passage, wipe the skirting zone beside the containers and keep the bicycle cellar clear of leaves and packaging debris. Items left behind with no identifiable owner are reported to the manager rather than disposed of by us.
Two kinds of building
In Nymphenburg and Gern the request is more often domestic cleaning on a fixed rhythm, occasionally with light garden care added, billed separately at €30 per person and working hour. No VAT is charged, in accordance with § 19 of the German VAT Act. Both appear as separate items on the same invoice, so that the garden hours do not disappear into the cleaning hours.
At the Hirschgarten an entrance takes less time than in a period building, but the lift car, the letterbox bank and the accesses to the underground car park are added. Anyone managing both kinds of building should therefore not assume the same number of hours for them – otherwise the sums fail on one of the two.
Parking and travel
In Neuhausen parking is almost entirely within resident zones, and marked loading bays are all but absent from the residential streets. We build the search for a space into our travel time and establish beforehand whether a short stop in the courtyard is permitted. Nymphenburger Strasse carries tram tracks and Landshuter Allee carries the middle ring road – neither axis is used for unloading.
For travel we charge €18 once per working day and job, regardless of how many people are deployed. Several entrances at one address remain a single visit. The working time itself costs €25 per person and working hour; we do not require a minimum order value, so a single entrance at Winthirplatz can be booked on its own.

Do you also clean rear buildings that are only reached through the courtyard?
Yes – in this district that is the rule, not an exception. All we need is access for the courtyard gate and the entrance itself. Which key opens which door is put in writing before the first appointment.
How often should a stairwell here be cleaned?
With four or five storeys and no lift, weekly has proved sound, because all movement in the building runs over the same steps. Smaller rear-building entrances often manage on a fortnightly round. After roughly six weeks the interval can be adjusted on real experience.
Can you clean the stucco façade facing the street as well?
No. We do not offer façade cleaning or façade work, not even at ground-floor level. Indoors we work up to the height that can be reached safely.
